Silicon Valley Home Sales Trends
Silicon Valley home sales have a seasonal dependence. The number of sales is very low in the 4th and 1st quarters. Sales typically peak in the 2nd quarter. In many cities the price tends to dip a little from the 2nd quarter through the 4th. The price then increases in the 1st and 2nd quarters.
Many cities in Silicon Valley have generally been considered a "seller's market" for decades. Home sales prices are often higher than list prices. This depends upon both the city and the price range. Looking at sales prices vs. list prices can give an indication of a changing real estate market.
